Step 1 — 60 seconds

Sign up and add your agent profile

Create an account with Google or email. Paste in your name, license number, brokerage, and phone. Upload your signature image and headshot — the AI uses these on every outbound reply, so recipients see your branding, not ours.

Step 2 — 45 seconds

Connect Gmail or Outlook (OAuth)

Click Connect Inbox, pick Google or Microsoft, and grant read-and-send scope. No passwords are ever stored — tokens are encrypted at rest and you can disconnect anytime from Settings. First mailbox scan starts the moment you finish the consent screen.

Step 3 — 90 seconds

Add a property and set the commission

Paste the MLS number or the address. ShowSmartly pulls the listing details, and you enter the commission the seller has agreed to offer buyer agents. That number is the disclosure that fires with every reply — set it once per listing and it's locked to that address.

Step 4 — the payoff

Watch the first auto-reply fire

Turn monitoring on. The next time a showing request lands from Zillow, ShowingTime, Realtor.com, or your MLS, the AI extracts the address, time, and buyer agent, matches the listing, and sends a personalized reply with the commission disclosure attached — usually inside 30 seconds. Every send is logged in the audit trail.

Step 5 — everything else

Drop in offers, connect FUB, send DISC

Once replies are running, the rest of the platform is a click each. Drop competing offer PDFs into Multi-Offer Analysis and get a ranked, seller-ready summary in about three minutes. Connect Follow Up Boss to sync deals and commissions both ways. Send a DISC link to a prospect and get a full personality read before the first call.

What a normal week looks like

A solo listing agent's week, with ShowSmartly running

Nothing hypothetical — this is the day-by-day cadence agents describe once the automation is live.

Monday

Two new listings go live over the weekend. You add both to ShowSmartly on the Monday coffee before your 9am. By 9:15, three ShowingTime requests have already been answered with the correct commission disclosure — you never touched the inbox.

Tuesday

You're on back-to-back listing appointments. Between them, 14 showing requests come in across your six active listings. All 14 are auto-replied by the time you get back to your desk. You spend 20 minutes reviewing the audit log and coffee-scrolling instead of typing replies.

Wednesday

A buyer sends an offer PDF. You drop it into Multi-Offer Analysis at 10am. By 10:04, the seller has a ranked summary in their inbox with plain-English commentary on financing, contingencies, and net-to-seller.

Thursday

Four more offers land on the same listing. You drop all four in, and ShowSmartly re-ranks the stack against the seller's stated priorities. You spend the afternoon on the seller call — not rebuilding a spreadsheet.

Friday

You send a DISC link to a new buyer lead. Their profile is back by lunch. You adapt your intro call script accordingly. Follow Up Boss syncs the DISC read to their contact record automatically.

Saturday

Open house day. Showings requests keep coming in from Redfin and Zillow. Every one gets a NAR-compliant reply while you're pouring coffee for prospects.

Sunday

You check the KPI dashboard from the couch: 62 auto-replies sent this week, 6 offers analyzed, average response time 27 seconds. You closed your laptop by 2pm.
